I lost track of the number of rounds of editing we went through but she remained patient with me throughout.

I played around a lot with images in my upcoming book because I like the idea of taking something very personal/identifiable and turning it into something similar but more universal -- because the overarching theme of my narrative is one that describes the challenges of old age as being both deeply personal but timelessly universal.

Pretty cool feeling, if I'm honest -- shit's getting real!

For anyone/everyone who might be worried with the latest inflation data (the highest in 4 decades), please do yourself a favour and take a moment to read through this cogent article:

Like all things in life, this (high inflation) too shall pass.

While residential real estate prices have fallen considerably (and very quickly), I contend that this is only a temporary pause before they resume their upward trajectory; to all buyers - take advantage of this opportunity to get into the market. I suspect you'll thank yourself for doing so in 5 years.

Always do something today that your future self will thank you for.

Despite the media's current hyperfocus on rising mortgage rates and dropping prices, and in the interests of balanced reporting, please take a quick read of this except from the @financialpost .

It's easy to be swayed by the zeitgeist and become myopic as a consequence but let's not lose sight of another underlying fundamental factor that continues to influence property values: the gross lack of supply.

I contend that mortgage rates can be raised only so high before: a) causing a recession, and; b) owners can no longer afford their own properties (i.e., at time of mortgage renewal); raises will stop and may even be reversed. Perhaps at that time, the collective conversation will turn back to prices escalating due to this unresolved lack of supply given the unmet demand (caused primarily by ongoing immigration).

... just my opinion. What are your thoughts?

Hot off the press: the Canadian Real Estate Association (CREA)'s snapshot comparing May 2022 to May 2021.

"With interest rates on the rise, and five-year fixed rates getting out ahead of what the Bank of Canada is expected to do later this year, home sales have cooled sharply in recent months."

Cash buyers & investors have a lot of leverage right now; large inventory from which to choose, with properties that have been sitting for weeks (and in some cases, months). Rents have not decreased.

Buying? It's a great time... but don't forget to ask your Realtor how to protect your financial interests with the use of condition(s) in any offer your submit. This is one major aspect of the value I provide to my clients.

I've done my best to highlight some of the most pressing issues that I'm starting to see crop up with distressed deals. I touch upon these issues in my blogs, too.

Above all, remember that a contract is a contract. You must respect it and fulfill what you signed for. In adult life, you're accountable; there's no "changed my mind", "I don't want to anymore" or takesies-backsies. If you violate the contract you signed, you can - and will - get sued.

This is why working with a Realtor is so valuable. I protect my clients' best financial interests at all times - protecting them from others (and sometimes, even from themselves).

Perhaps the only known exception to the data integrity rule of "garbage in, garbage out" is, in this case, more like: "in the recycling, in the count!"

This is what I hauled out this afternoon from the mail room's recycling bin. So rare to catch someone who hadn't checked their mail since the beginning of March! (Hence why they threw out my post cards from March, April, May & June in one fell swoop).

Up to 36 wasted this month... or 18.65%.

... not that I'm counting or anything.

May 2022 vs May 2021 London & St Thomas residential real estate sales metrics.

Despite all the doom & gloom in the news & media regarding recent pull back in local residential real estate prices from their all-time highs earlier this year, we are still up significantly from a year ago. Thought a little perspective might be helpful to ground conversations more objectively.

While mortgage rates will continue to rise (at least x2 more 0.5% rate increases are predicted from the Bank of Canada over the next 12 weeks), it is postulated in some circles that these increases are already built-in to the lowered prices to a large degree. Moreover, over the longer term, lest we forget the underlying fundamental of insufficient supply has yet to be addressed; prices will rebound.

... It's all cyclical.

But that's just my $0.02.
